From Rental Listing to AED 127.5 Million: A Landmark Sale in Emirates Hills

Published: Oct 28th, 2026

Emirates Hills has a way of resisting convention, and a recent sale to complete in the community is a case in point. A villa brought to market as a rental has sold for AED 127.5 million, after a buyer presented an offer compelling enough that the owner chose to accept it.

Dubai Sotheby’s International Realty guided both sides of the transaction. Executive Director Leigh Borg has initially taken on the listing for sale, following which it was converted to a rental listed by Director Carmi Ortiz. The client was introduced by Ortiz, expressing an intent to buy, and the sale was completed in coordination with Borg and Director Peter Blenman.  The outcome is a reminder that at the upper end of the market, a listing is the start of a conversation rather than a fixed proposition.

An Unexpected Turn

The villa did start out being put up for sale, but the owner eventually opted to put it up for rent in a decision that reflected their intentions at the time. Homes of this calibre rarely trade casually, and many owners in the community hold for the long term. A lease can be a sensible way to keep a residence occupied and to generate some income without committing to a sale.

What changed was the arrival of a buyer who knew precisely what they were looking for, and a proposal that merited serious consideration.

Ortiz recognised the significance of the approach and brought it to the owner without delay. Following discussion, the offer was accepted, with Borg and Blenman working alongside her to guide the purchase through to completion. The pace and discretion with which both parties moved are characteristic of transactions at this level, where relationships, preparation and clear communication count for more than public marketing.

The Residence

Set within a prime sector of the community the villa offers 33,000 sq. ft. of built-up space on a plot of 42,000 sq. ft., a proportion that gives the house room to breathe. Designed by a prominent London design house, it places privacy at the centre of its character. Mature gardens and a pool wrap around the home, and the landscaping is conceived as part of the architecture, so that inside and out read as one.

Marble and stonework run throughout, lending the interiors a natural, neutral palette. Generous glazing draws daylight deep into the principal rooms, and the garden views are never far from sight.

There are five en-suite bedrooms, and the principal suite is served by two separate dressing rooms. Practical considerations receive the same care: three kitchens, a study, a gym, a basement and a lift, together with an underground garage for ten cars. Two full wings are set aside for staff, with four maids’ and drivers’ rooms, allowing the household to run discreetly. It is a family home of understated elegance, with detail that rewards attention in every room.

At AED 127.5 million, the sale equates to roughly AED 3,860 per sq. ft. of built-up area.

Why Emirates Hills Endures

Often compared with Beverly Hills, Emirates Hills remains the benchmark for privacy and prestige in Dubai. It is a villa-only community of around 600 homes, set around the Montgomerie golf course and the Dubai skyline, and its land is among the scarcest in the city. There is no comparable new supply on the way, which gives well-presented homes a durability that few other locations can claim.

Buyers at this level are rarely motivated by headlines. They are looking for plot size, build quality, seclusion and a home that is ready to live in, and this property offers all four in proportion.

The Market in Q3

The wider market provides useful context. Analysts reported roughly 37,300 sales transactions across Dubai in the third quarter of 2026, with a combined value of around AED 92.6 billion. That is a quieter quarter than the exceptional one recorded a year earlier, when sales value reached approximately AED 169 billion. It is worth reading in perspective, however. Dubai Land Department data shows total sales for the first nine months of 2026 at about AED 379 billion, the second-highest figure on record for the period, behind only 2025.

Summer brought the seasonal cooling that the market has historically seen between July and September, with activity easing in August. Not every segment moved in step. Villas recorded roughly 2,200 transactions worth around AED 8.3 billion over the quarter, and the prime end continued to attract significant deals in established addresses such as Emirates Hills and Palm Jumeirah.

This divergence is the defining feature of the current market. Volume-led segments respond quickly to seasonality and to the comparison with a record year, while the ultra-prime tier is shaped by a different set of forces: limited inventory, long holding periods and buyers who transact on conviction. A sale of this size, concluded in the third quarter, sits comfortably within that pattern.

A Sale Worth Noting

This transaction illustrates how opportunity can emerge from an unlikely starting point. A home offered for lease found its buyer, and a private conversation became one of the more significant sales of the season in Emirates Hills.

For owners considering their options, the lesson is clear: presentation, positioning and a well-connected team matter in every market, and never more so than in a community where the right property will always find the right buyer.
