“It is life, I think, to watch the water. A man can learn so many things.” ― Nicholas Sparks

In exclusivity with Mauritius Sotheby's International Realty, welcome to the most desirable location on the Marina!
A true oasis on the water’s edge, the ultimate vantage point to observe everyday nautical life in and around La Balise Marina, this 3-bedroom duplex is a pure gem. With outlooks to the West, North, and East, the owners of this dreamy duplex have optimized the unique position with a bespoke, wooden deck, that runs the full length of the property and connects back around to the front.
It’s the perfect setup for entertaining family and friends on the water, and the most effortless, boat-in/boat-out experience one is likely to find. There are 3 en-suite bedrooms, all on the first floor, 2 of which have fabulous views. The extended master suite offers extra closet space, a large en-suite, and a private, sun-filled, balcony for some quiet time.
Downstairs you will find an open plan living room and fully equipped kitchen, a guest WC and store room neatly fitted under the stairs, a scullery and covered outdoor sink & bins area – perfect for drying laundry out of sight.
‘La piece de résistance’ has to be the generous L-shaped deck complete with a private pool, bar, and plenty of place for a large dining table and outdoor seating area. An entertainer’s paradise, this USP really opens up the home, letting in natural light and creating such wonderful space, while still working remarkably well as a lock up and go. Clear, electric roll-down blinds efficiently shield the deck should undesirable weather roll in, while maintaining the unobstructed views of the bay and La Tourelle Mountain.
Built circa 2015 and lovingly maintained by a single owner who has continuously improved on practical aspects and aesthetics which lend such endless charm to this home. Perfect for all lovers of the sea who are looking for a permanent or semi-permanent residence on the warm and calm waters of Black River.
Other enviable features include 3 private berths of 12 to 15M in length, a large boat garage/hanger, and a covered parking bay. If not needed, the pontoons and boat hangers are always in high demand and can be rented out, thereby comfortably covering monthly upkeep and syndic levies.
La Balise Marina is the only residential marina in Mauritius, services and amenities include 24hr security, a 25M lap pool, tennis court, clubhouse and pool, and boutique owners fitness room. Boat charter operators and management service providers are close by as well as office space and a popular restaurant just across the water.

Sandpiper

The beautifully appointed en-suite bedrooms provide comfort and space, while floor-to-ceiling sliding glass doors open onto a covered terrace with panoramic river views. A private spa tub on the terrace makes this the perfect place to unwind.
Upstairs, the expansive master suite offers ultimate privacy, with its own walk-in wardrobe, a large bathroom, and access to two magnificent rooftop terraces ideal for lounging, sunbathing, or hosting guests against a stunning natural backdrop.
Residents of this exclusive residence enjoy access to a fully equipped gym, peaceful common outdoor areas, and a charming footpath that leads directly to a beach furnished with sun loungers and umbrellas.
