Falcon Ridge Estate is a truly exceptional landholding in Nelson Tasman, offering the rare combination of scale, privacy, natural beauty, and long-term potential. Spanning 42 hectares across four freehold titles, the estate has been thoughtfully developed over many years into a property of substance, with substantial infrastructure, established access, water systems, building platforms, native plantings, and tranquil lakes and tracks already in place.
More than just a property, Falcon Ridge Estate is the foundation for a lasting legacy. Its elevated setting captures sweeping views across Nelson, Tasman Bay, Mount Arthur, and the Richmond Range, while the carefully shaped landscape offers both beauty and purpose. From the mature forest and wetlands to the open ridgelines and sheltered valleys, every part of the estate speaks to stewardship, scale, and future opportunity.

This is a place that invites a discerning new owner to imagine something significant — whether as a private family estate, a refined retreat, an exclusive development, or a multi-generational holding to be enjoyed and evolved over time. Quietly private yet superbly connected, it sits within easy reach of Brightwater, Richmond, and Nelson Airport, offering convenience without compromising seclusion.

Set within the sheltered Maitai Valley, 207 Maitai Valley Road offers an exceptional combination of space, privacy and lifestyle convenience, just minutes from the centre of Nelson.
Recently restored and enhanced by the current vendors, this substantial 333sqm family home sits within approximately 1.3877 hectares of established grounds, with mature gardens, expansive lawns, generous outdoor living and a private 15-metre swimming pool.
The residence is designed for a family who values both togetherness and independence. Five bedrooms, four bathrooms, multiple living spaces and a dedicated media room provide the scale to accommodate family life, extended family and guests with ease. Natural light and views across the surrounding grounds connect the home with its outdoor setting.
The 15-metre swimming pool is a standout feature, creating a private sanctuary for swimming, recreation and hosting family and friends. Combined with the extensive lawns and established gardens, the property offers an enviable amount of space for children, pets, outdoor activities, entertaining or simply enjoying the freedom that comes with a larger lifestyle property.
The subdivision of the original 7.23ha holding is now nearing completion, with new titles pending. Lot 1 is being established as a separate lifestyle property, with the adjoining Lot 2 forming a separately titled property and marketed independently.
Both lots are also available for purchase together by negotiation.

The location provides easy access to the Maitai River, walking and mountain biking trails and the nearby golf course, while Nelson's schools, CBD, cafés, restaurants and waterfront are all within easy reach.

Positioned in the very heart of Kaiteriteri, this circa 1500 sqm freehold commercial cross-lease site presents an outstanding opportunity for developers and investors in one of New Zealand’s most desirable coastal locations.
Key Highlights:
•Resource Consent approved for 11 apartments, with sea views from the first and second floors

•Flat, highly accessible site within easy walking distance to the beach, store, cafes, and restaurants
•Practical design incorporating ground-floor parking with residential living above
•Two established complementary businesses currently operating on site, providing valuable holding income if development is staged
•Location - Kaiteriteri frequently receives international accolades appearing regularly on the world’s best beaches list
Land of this caliber and flexibility in Kaiteriteri is extremely limited, making this a rare chance to secure a site with immediate income and long-term development upside. The area continues to attract strong demand from both permanent residents and holidaymakers, supported by numerous high-end and multi-million-dollar residential builds underway nearby.
Whether you choose to proceed with the existing consent, adapt the plans, or explore an alternative development, this site offers exceptional versatility in a blue-chip coastal setting.
Opportunities like this are seldom available and may not be seen again for decades.
