A few weeks earlier, a far smaller but equally significant sale made its own kind of record: a 13,579-square-foot Palm Jumeirah plot changed hands for AED 88 million, setting the highest price per square foot for a land transaction in 2025. The deal, which closed within a week of initial engagement, underlined just how competitive and liquid this segment has become.
These are not outliers. Over 7,700 plots were sold across Dubai in the first 100 days of 2025 alone, reflecting sustained demand for land despite a tightening inventory. One plot on Palm Jumeirah set a new record for the most expensive on the island at that time at AED 365 million, purchased by a developer with an explicit brief to build bespoke high-end residences. These transactions carry a distinct message: for the most sophisticated buyers, the absence of a finished product is an advantage and an opportunity.

Analysts describe this trend as part of a wider flight to quality, with investors preferring prime, buildable plots offering custom-villa potential, sea views, and long-term capital preservation over more commoditised stock. It is a sentiment that reflects deep confidence in Dubai and its future, opting for capital commitment for a longer term than the promise of a quick return.

Emirates Hills gives a house of this size a natural setting; it is one of the few Dubai communities where a 70,000 sq. ft. plot and a 60,000 sq. ft. mansion can sit comfortably.

Marsa Al Arab is part of a nautical trio of hotel landmarks, with architecture shaped by a superyacht influence and access to the wider Jumeirah hospitality setting. This is not a penthouse in the ordinary sense, but a large private residence above the coast, with the service, security and controlled access expected at this level.

Saadiyat Island brings a different mood to the sale. It feels less fast-paced than Dubai’s best-known trophy addresses, with natural beaches, lower density and the cultural district close by. Louvre Abu Dhabi is part of that pull, but so is the combination of direct beach access and proximity to the city. There are only so many places in the capital where a private mansion can sit by the water and still feel connected to the city. This transaction was far more than a record price. It showed that Abu Dhabi can now hold its own at the very top of the UAE’s residential market.

<h2>5. Custom Villa, Jumeirah Bay Island &nbsp; — AED 330 Million</h2>
At AED 330 million, this Jumeirah Bay Island villa remains one of Dubai’s most important completed home sales. Closed by Dubai Sotheby’s International Realty, the deal involved a custom-built residence on one of only three plots at the tip of the island — a position that gives the house much of its value before the interiors are even considered.
The plot spans 26,895 sq. ft., with the villa arranged around a private stretch of white-sand beach, landscaped outdoor space and a pool facing the water. From this point on Jumeirah Bay, the views run directly towards Burj Khalifa and the Downtown Dubai skyline. Inside, Taj Mahal quartzite, Patagonia marble and walnut veneer are used throughout, with close attention paid to grain, finish and detail. 
The house is distinctly contemporary, with angular forms, full-height glazing and dramatic ceiling heights. The more important fact is the site itself. Jumeirah Bay has a limited number of villa plots, and very few offer this combination of beachfront privacy and skyline views. For a buyer at this level, that is the part that cannot be easily repeated.

Sold by Dubai Sotheby’s International Realty just over a year after the villa mentioned above, the six-bedroom beachfront home spans 21,884 sq. ft. of interior space on a 24,002 sq. ft. plot. It is not the largest figure on this list, but it is one of the more revealing.
The house was planned with proper day-to-day use in mind. Its chef’s kitchen and back-of-house kitchen can support entertaining for up to 50 guests, while the nine-car garage and self-contained staff quarters allow it to take a full house in its stride. It may draw less attention than the beach or the view, but in daily life it matters just as much. 
The address adds another layer. From Jumeirah Bay Island, residents have access to the Bulgari Resort, Yacht Club and Marina, giving the house a more settled, serviced rhythm without removing its privacy. Villa Gaia also carries design credentials beyond the sale price, with recognition at the Identity Design Awards 2025 and coverage in Harper’s Bazaar Interiors and Architectural Digest Middle East.

Hills Grove has only a limited number of generously sized plots, which gives the address a degree of scarcity not always found in newer master communities. The house itself is grand without being coastal: a neoclassical exterior, monochrome interiors, landscaped gardens and a pool positioned to take in views of Burj Khalifa and Downtown Dubai.
Unlike Jumeirah Bay or Naïa, there is no private beach here, and that is precisely why it sits in a different category. For buyers who want space, privacy and a family district with proper golf-course frontage, Dubai Hills offers a more settled version of large-scale family living.

The emirate's real estate market grew sevenfold from 2020 to 2025, and 2025 marked its highest-ever quarterly sales in Q4, with transactions exceeding AED 187 billion in a single quarter. Sales of homes valued above $10 million reached 500 transactions, up 15% year-on-year. Both the luxury resale and off-plan markets continue to sustain their momentum.
What's changing is not Dubai's trajectory, but the story around it. The UAE is broadening its horizons to encompass more than one city alone, and the capital is starting to take its rightful place as a market leader in the nation’s next chapter.

<h2>Abu Dhabi's Numbers: Hard to Ignore</h2>
The raw data from Abu Dhabi's property market has turned heads across the region's investment community. According to the Abu Dhabi Real Estate Centre (ADREC), the emirate's real estate market recorded a total trading volume of AED 94 billion across 29,400 transactions in just the first nine months of 2025, representing a 43.3% increase year-on-year. By the close of 2025, that figure had grown to AED 142 billion in total transactions, a 47% increase over the prior year, according to market analysis from early 2026.
In the first half of 2025 alone, transactions exceeded AED 51 billion, representing nearly 40% growth compared to the same period in 2024. To put that in context, Abu Dhabi's real estate and construction sectors combined contributed AED 79.5 billion, or 24% of the emirate's entire non-oil GDP, in the first half of 2025.

<h2>Who's Buying — And Why</h2>
Perhaps most telling is who is buying. Abu Dhabi has become the UAE's second most popular destination for global wealth, and demand from high-net-worth individuals is accelerating sharply: 19% of global HNWIs surveyed said they intended to purchase a home in Abu Dhabi in 2025, up from just 14% the year prior. Among individuals worth between $30 million and $50 million, that figure climbed to 75%. For those worth more than $50 million, it was 65%.
A key part of Abu Dhabi's appeal to this cohort is simple: value. Average prices in Abu Dhabi sit around AED 1,250 per square foot, which is roughly 30% less than comparable property in Dubai. For ultra-high-net-worth buyers who can afford to be discerning, that gap represents significant opportunity, particularly as Abu Dhabi's price growth trajectory has been steep. Villa prices on Al Saadiyat Island have surged 28% year-on-year, while Yas Island villas are up 22%. <a href="https://sothebysrealty.ae/buy/abu-dhabi/apartments-for-sale/" rel="noopener">Apartment values across Abu Dhabi</a> rose 17.3% year-on-year in H1 2025, and the overall residential market is now 28% to 42% above its pre-pandemic 2020 levels depending on asset type.
Gross residential rental yields have held consistently between 5.9% and 6.3% over the past five years. This is a level of stability that attracts the yield-focused institutional investor as much as the lifestyle-seeking private buyer. A further 8–12% in price and rental growth for Abu Dhabi is forecast through 2026.

Every movement in the real estate market is ultimately driven by larger financial forces across the emirate. Abu Dhabi Global Market (ADGM), the emirate's international financial centre, reported a staggering 245% growth in assets under management in 2024 alone in comparison to just 35% growth the year prior.
ADGM's chief market development officer Arvind Ramamurthy has noted that family offices now see Abu Dhabi not just as a home base but as a global gateway. ADGM's Q4 2025 Abu Dhabi Finance Week saw institutions collectively representing USD 9 trillion in assets commit to establishing a presence in the financial centre.
Underpinning all of this is Abu Dhabi's extraordinary sovereign wealth ecosystem. The emirate manages roughly USD 1.7 trillion through institutions including the Abu Dhabi Investment Authority (ADIA), Mubadala, and ADQ, giving it the financial firepower to attract, support, and retain global firms at scale.

On the ground, Abu Dhabi's growth is concentrated across a handful of rapidly evolving destinations. Al Reem Island has led in transaction volume, driven by mid-tier apartment activity and improving infrastructure, with prices rising 10.7% across half a year. Al Raha Beach has posted 11% price growth since H1 2024. Saadiyat Island, home to the Louvre Abu Dhabi and a growing Cultural District, remains one of the highest-priced submarkets at around AED 2,342 per square foot, with villa rents rising 31% in 2024 alone. The ultra-exclusive Nurai Island tops the market at AED 3,068 per square foot.
Looking ahead, Yas Island has the largest pipeline of new supply, with more than 8,000 units under development. The supply pipeline is substantial, with over 33,000 homes currently under construction and scheduled for delivery by 2029, though demand appears more than capable of absorbing it.
What's also drawing investors is a wider ecosystem of amenities and cultural infrastructure that Abu Dhabi has been deliberately constructing. The Louvre, Guggenheim (in development), Zayed National Museum, <a href="https://sothebysrealty.ae/the-journal/abu-dhabi-grand-prix/" rel="noopener">Formula 1</a>, major music festivals, and world-class theme parks on Yas Island - including the recently announced Disneyland Abu Dhabi - have all contributed to a lifestyle proposition that now genuinely competes with Dubai's entertainment-led appeal rather than merely complementing it.

Against this backdrop, Dubai Sotheby’s International Realty has achieved yet another milestone: the sale of a Signature Villa on Palm Jumeirah for AED 161 million – the most expensive secondary villa sale on the Palm this year. Selling at AED 14,679 per square foot, the sale also represents the second-highest price-per-sq-ft transaction across Dubai in 2025.

A Solid First Quarter Anchored by a Record-Breaking Sale

As Dubai’s real estate market marches steadily through the second quarter of the year, we reflect on some of the key trends that defined Q1. The momentum that has been driving the market over the past few years shows no signs of abating, with a 50% year-on-year increase in transaction volume across the city.

Performance in the super prime sector of the market was comparatively muted, with an 8.8% increase in transaction numbers for properties priced at AED 50 million and above. If we consider properties valued at AED 100 million and above, the number of transactions was unchanged, but there was a 35% increase in transaction values. Most notably, the top three sales in this quarter were each priced significantly higher than the most expensive sale in Q1 2024.

Chris Whitehead, Managing Partner at Dubai Sotheby’s International Realty, saw few surprises at the start of the year.
“The market had a strong performance, as expected, and transaction volumes increased, “ he said. “The appetite for the properties priced at a higher tier did reduce, but that was only slightly noticeable. In general, we have almost doubled in transactions and do not see a slowing.”
Scarcity is one of the main factors that has been plaguing the top end of the market for years, and has played a major role in driving up property values. There was a slight softening on that front as more high-end properties came on to the market within roughly the same time frame.&nbsp;
“There have not been any significant price changes seen for Q1, but as anticipated, some sellers have been more conservative with their pricing compared to Q1 2024, “ said Chris. “This was predominantly fuelled by a high volume of renovated properties and new builds that were recently handed over. Additionally, there is a lower wealth segment of buyers currently active.”

Dubai continues to be a magnet for homebuyers and investors from across the world who are drawn to the lifestyle the city provides, its excellent infrastructure, and its attractive tax and visa incentives. Buyers are also more discerning than before about the type of property they want, with communities such as Dubai Hills Estate and Palm Jumeirah proving to be extremely popular.
Said Chris: “The demand for quality properties has increased immensely, and this is due to the influx of affluent international buyers and high-net-worth families who have high expectations which they have harboured from the residential standards they are used to across Europe.”
For both developers and current homeowners, adapting to changing buyers trends will be crucial as that will inform both marketing and pricing strategies to ensure quicker, smoother transactions.

As Dubai Sotheby’s International Realty only focuses within the super prime segment, there has been consistent interest from a diverse segment of buyers. “The largest number of transactions have been seen in beachfront, new build and renovation properties with the highest sale being a record-breaking AED 330 million villa sale on Jumeirah Bay Island,” he added.

The second quarter started off on a tumultuous note with the announcement of reciprocal tariffs by US President Donald Trump. Uncertainty around the enforcement of the tariffs and their impact on global trade led to international stock markets taking a sharp downward turn. For industries such as real estate, the immediate impact is quite positive.
“The hard fall in the markets midway through the quarter pushed many investors away from stocks and back to tangible assets,” said Chris of the current situation, underlining that the long-term impact is yet to be felt. “Generally, Dubai has an answer to these global challenges and I am confident this will continue.”

<h2>No Summer Vacation for Real Estate</h2>
It is typical for the top end of the market to move at a gentler pace over the summer. Potential buyers and sellers would be more inclined to travel and put off any major life decisions until after temperatures drop again. However, Chris anticipates a strong volume of demand among entry-level and mid-level offerings within the prime segment.&nbsp;
He said: “There is a consistent influx currently from the United Kingdom and surrounding European countries, fueled by significant taxation changes and low confidence driven by the US tariffs.”
Chris also believes there will be higher interest in super prime property across the Abu Dhabi market, which is emerging as a key player. The high-end rental segment is also expected to be very active as individuals and families who are looking to relocate may want to ‘test drive’ a community for a few months before locking in a purchase. On March 27, the Central Bank of the UAE officially gave the dirham a logo of its own. Inspired by the UAE flag, the logo depicts the latin letter “D” with two horizontal lines through it, symbolising the stability of the currency. Like the dollar ($), euro (€), and yen (¥), the dirham now has a recognisable shorthand for the international stage – a clear, strategic step in raising its profile worldwide.
The same announcement also revealed the logo for the Digital Dirham, the UAE’s upcoming central bank digital currency (CBDC), which is expected to launch for retail use in late 2025. <h2>What is a Digital Dirham and why is the UAE launching a CBDC?</h2>
The Digital Dirham – represented by the colourful, encircled symbol – is the UAE’s upcoming CBDC. It is being developed and issued by the Central Bank of the UAE as part of a wider shift toward a more digitised financial system. As explained by H.E. Khaled Mohamed Balama, Governor of the Central Bank of the UAE: “We are proud to unveil today the new symbol for the UAE's national currency, the Dirham, in both its physical and digital forms, and the design of the Digital Dirham wallet. This reflects the significant advancements in the implementation of the Digital Dirham programme and a leap towards realising the CBUAE’s vision.”
But what exactly is a CBDC, and how is it different from the money we already use for digital transactions?
Digital currencies are often compared to cryptocurrencies, since they are built on blockchain technology and can be used for online, peer-to-peer transactions. But that’s where the similarities end. Cryptocurrencies (such as Bitcoin) are decentralised, meaning no single authority controls them. CBDCs on the other hand are issued and regulated by central banks and are official, state-backed currencies, just like physical cash.&nbsp;
The Digital Dirham, then, will be legal tender, accepted in the same way as notes and coins. It will be made available to the public via banks, FinTech firms, exchange houses, and more.&nbsp;
In the announcement, the Central Bank also revealed it has developed a dedicated, secure platform for using the Digital Dirham, in addition to a smart contract-enabled digital wallet. Smart contracts ease transactions by automating the management and execution of the terms of a contract, reducing the need for third-party intermediaries. This helps to ensure that contracts are followed as agreed without any unexpected errors or fraudulent activity.&nbsp; “The wallet is designed for ease of use and management by both individuals and businesses enabling a number of financial transactions, including retail, wholesale, and cross-border payments, money transfers and withdrawals, top-ups, and redemption of the Digital Dirham when needed,” the statement outlined. &nbsp;

Central banks around the world are exploring digital currencies as a way to future-proof their financial systems. The technology CBDCs run on – blockchain, primarily – empowers faster and cheaper transactions, and greatly increases the transparency surrounding the flow of money. By using a shared ledger, all participants on the blockchain have access to transaction details, and removing third parties and arbitrators can help reduce costs significantly. In an age where digital assets are seeing increased mainstream adoption – most recently highlighted by President Trump’s establishment of a Strategic Bitcoin Reserve and Digital Asset Stockpile – CBDCs help ensure that national currencies remain relevant in a tokenised economy.
 Beyond basic payments, the Digital Dirham is expected to support programmable smart contracts, enable instant settlements of complex transactions, and integrate with emerging areas of digital finance, including tokenised real-world assets.&nbsp;
 As H.E. Khaled Mohamed Balama, Governor of the CBUAE, stated: &nbsp;"It is anticipated that the Digital Dirham as a blockchain-based platform with cutting-edge capabilities shall substantially enhance financial stability, inclusion, resilience, and combatting financial crime. It is no overstatement to say the UAE is one of the world’s most diverse countries. With a staggering 87% expatriate population, foreign buyers are the fuel of the market, accounting for at least half of all residential sales. Among them, British investors have emerged as a dominant force. Data shows that in 2024, UK nationals accounted for approximately 15% of all foreign real estate transactions, making them the second-largest buyer group after Indian investors. Today, there are more Brits in Dubai than in Oxford, with the British expatriate population now estimated at 240,000 – a number that keeps rising.

<h2>So, what is driving UK buyers to Dubai?&nbsp;</h2>
Since 2020, Dubai’s property market has been on a record-breaking run, approaching what is now a 50-month price rally – the longest period of sustained growth since before 2008. This momentum is fuelled by a resilient economy, liberalised visa rules, and an influx of high-net-worth individuals seeking a strategic place to invest and settle. Ask most British buyers why they’re making the move, and the first answer will be tax, quickly followed by lifestyle appeal.
UK investors have long shouldered high tax burdens, but in the past year, policy changes have squeezed investors to more tax-efficient climes – a phenomenon referred to as the ‘<a href="https://sothebysrealty.ae/the-journal/the-millionaire-migration-uae-welcomes-hnwis-in-record-numbers/">great British exodus</a>’.&nbsp;
<a href="https://sothebysrealty.ae/agent/chris-whitehead/" rel="noopener" target="_blank">Chris Whitehead</a>, Managing Partner at Dubai Sotheby’s International Realty, explained:&nbsp; "Unlike the UK, where various taxes eat into property returns, Dubai offers a largely tax-free environment. Here, investors can grow their wealth without the burden of capital gains, income, or inheritance taxes – an increasingly attractive prospect for those impacted by recent changes to the non-dom tax regime.”
In real terms, that difference is staggering: a £5 million property in London could cost a UK investor over £1.3 million in taxes over a decade, factoring in stamp duty and rental income tax. In Dubai, that number is zero.
“The math is simple: investing in Dubai means keeping more of your returns,” Chris added.

<h2>Higher yields, quicker returns&nbsp;</h2>
Another pull for investors is the abundance of <a href="https://sothebysrealty.ae/off-plan-projects/" rel="noopener" target="_blank">off-plan opportunities in Dubai</a>, relative to London. In 2024, off-plan sales in Dubai made up over 64% of all property deals, with hundreds of active projects currently underway. This trend has continued with strength into 2025, accounting for more than half of all real estate transactions in the first quarter. These numbers are a stark contrast to London’s off-plan market, which throughout the same period hit its lowest level since 2013, with just 32% of new homes sold before completion.
“Dubai is still a relatively new city, and growth here is nothing short of frenetic,” Chris said. “Part of the appeal of the London market is its heritage, but this also means there are very few off-plan developments. Relative to ready homes, off-plan opportunities typically provide quicker capital appreciation and higher returns, particularly when from a trusted developer.”

“Because of this, UK buyers are turning to Dubai for quicker growth and higher returns, and to London for long-term legacy investments,” Chris said. “In many ways, the two markets complement rather than compete with each other, with investors increasingly playing both for different reasons.”
Rental yields in Dubai are also currently higher than in prime London, ranging between 5-9%, relative to London’s 3-4%. While yields are higher in Greater London, for investors, the numbers are hard to ignore.&nbsp;

<h2>Brits Are Not Just Investing, They’re Settling</h2>
Financial incentives are just one part of the picture. A growing number of Brits are moving to the Emirates to settle, rather than just invest, attracted by its innovation-driven business landscape and sun-soaked, elevated lifestyle.&nbsp;
“We’re seeing a real shift in mindset,” said Chris. “Ten years ago, Dubai was a largely transient city: buyers came for second homes or to invest in <a href="https://sothebysrealty.ae/rent/property-for-rent/" rel="noopener" target="_blank">rental properties</a>. Today, more of our British clients are making Dubai their primary residence, bringing with them their businesses and families. The appeal for many is simple: year-round sunshine, incredible living spaces, and a thriving, well-regulated business ecosystem that isn’t restricted by punitive taxation.”
The UAE has long been ranked one of the <a href="https://sothebysrealty.ae/the-journal/safest-city-in-the-world/" rel="noopener" target="_blank">world’s safest countries</a>, with very low crime rates and robust police infrastructure. It is also a magnet for entrepreneurs, with straightforward business licensing, full foreign ownership in most sectors, and more than 40 free zones.&nbsp;

The Millionaire Migration: UAE Welcomes HNWIs In Record Numbers

The UAE welcomed 6,700 millionaires in 2024 while the UK lost 9,500. This blog explores wealth migration and how it is changing global business.

The warm climes of Dubai have a magnetic pull on foreign nationals. With Emiratis accounting for only 12 per cent of the population, it is a city of migrants. Competitively low rates of tax have long been a major pull factor, especially for High Net Worth Individuals (HNWIs). However, data suggests that more millionaires than ever are now leaving the UK in favour of the UAE.

According to the Henley &amp; Partners Private Wealth Report 2024, the UAE welcomed around 6,700 millionaires in total last year. This figure makes the UAE the highest-performing country for millionaire inflow in 2024. The next nearest country is the USA – with just 3,800.

<h2>The Great British Exodus&nbsp;</h2>
While it’s a nation known for its stoicism, the British “stiff upper lip” may be softening. Second only to China, the same report estimates that 9,500 millionaires left the UK last year. Considering that the highest-earning one per cent of its citizens pay 30 per cent of all income in tax revenues, this makes for concerning reading for the British government. Furthermore, the data shows that many of these HNWIs arrived on the sunnier and more tax-efficient shores of the UAE.
Underpinned by time zone advantages and a long-established banking system, the UK remains a global leader in trading and finance. Paired with educational and lifestyle benefits, it has historically enjoyed a reputation as an ideal country to live and work in. However, against a backdrop of sluggish economic recovery, a weakened pound, and four Prime Ministers within the last three years, proposed legislation would now scrap the “nondomicile” tax status. This categorisation currently allows foreign national residents to pay tax only on capital earned in the country.
In the UK’s last national budget announcement, it was also revealed that employers’ National Insurance will increase from 13.8 per cent to 15 per cent – making it more expensive to hire personnel. As such, British businesses are increasingly looking to outsource work overseas. Meanwhile, Business Asset Disposal Relief (BADR) has been dramatically reduced. Entrepreneurs were previously required to pay only 10% capital gains tax on exit value up to £10M. This cap was reduced in 2020 to just £1M. The tax rate will also increase from 10 per cent to 14 per cent this year.
Of the almost 10,000 millionaires who left the UK last year, relocation destinations highlight a degree of intent. Tax havens such as Dubai and Singapore are increasingly drawing numbers. However, Britons are also opting for European destinations. Nearby cities like Paris and Amsterdam are joined by Mediterranean suntraps including Malta, the Algarve, and the Italian Riviera. Australia remains a tempting option, with Sydney also featuring on the list.&nbsp;

<h2>Soaring Dubai Property Prices</h2>
Inward wealth migration is one of several factors pushing up property prices in Dubai, which look to have increased by around one-fifth last year. According to a Reidin report, the city’s all-residential property price index increased by 19.5 per cent year-on-year in November 2024.&nbsp;
Property platforms and real estate brokers report higher spikes in certain neighbourhoods and at specific price points. For instance, Bayut found that homes in Arabian Ranches listed with a 55.9 per cent year-on-year increase in price per square metre. Other communities with high price-per-square-metre increases include Dubai South (54.7 per cent), Jumeirah Village Circle (54.1 per cent) and Dubai Hills (48.1 per cent).
Abu Dhabi is also enjoying millionaire inflow and increasing property prices. The UAE’s second city, businesses are working in conjunction with the government to tempt more HNWIs into relocating their lives, families, and businesses. However, the UAE is just one of several Gulf Corporation Countries investing heavily in technology, services and infrastructure to attract foreign interest. The Kingdom of Saudi Arabia, for example, is spearheading several billion-dollar megaprojects to create future-proof cities and place the country firmly ahead of the development curve.&nbsp;

<h2>Global Wealth Migration</h2>
According to the Global Wealth Report, 128,000 millionaires moved country in 2024 compared with just 57,000 a decade earlier in 2014. Interestingly, there has only been a 5.4 per cent increase since 2023, versus a 6.6 per cent increase when comparing 2023 with 2022. However, with just 12,000 in 2020, this and subsequent figures are skewed by the global pandemic starting the same year.
Henley &amp; Partners’ figures are projections based on data collected up until June 2024. However, their robust definition of a millionaire as an individual with liquid investable capital of $1M or more goes some way to illustrate the sheer scale of wealth migration.&nbsp;
In the digital age, most valuable assets are portable. This level of agility too promotes the trend of millionaire migration. However, London is also losing market share to Dubai in traditional industries. According to the Dubai Multi Commodities Centre (DMCC), $129B of gold flowed through Dubai in 2024 – a 36 per increase on the previous year. As such, Dubai has overtaken the UK capital as the second-largest global gold hub.
Tax efficiency clearly plays a leading role in decisions around emigrating. While Britain has a high rate of tax, its citizens enjoy three times the global average salary. Comparatively, the US also has a high tax rate but has five times the average global salary. Beyond, however, Gulf countries with low taxes and lucrative opportunities are increasingly drawing international attention from HNWIs.
